York Lodge West – New Listing

Located on the favoured Berry Head side of Brixham, York Lodge West enjoys spectacular views across Torbay. In a quiet residential area the house is only a short yet scenic walk away from the bustling harbour area. You can enjoy boat and fishing trips, together with a great selection of bars and eateries for sampling Brixham’s freshly caught sea food. Walk in the other direction and you can enjoy the natural beauty of the Berry Head Nature Reserve and the South West Coast Path. Nearby the house is the family friendly Breakwater Beach and Shoalstone outdoor sea swimming pool.

Park your car, walk up the steps and immediately enjoy the views from our front terrace. Leave your coats in the welcoming entrance hall then continue through to the impressive family kitchen/diner with views across Torbay. Take a seat in the conservatory off the kitchen and enjoy watching the fishing fleet come and go. Upstairs the lounge also provides panoramic views with family space for relaxing and watching television.

When it is time to sleep, a master bedroom with en-suite, a family bedroom with a double bed and bunk beds and a twin bedroom provide generous space for large families. A family bathroom completes the spacious accommodation on offer.

Please note that York Lodge West is not wheelchair friendly or suitable for anybody with walking difficulties.

Entrance Lobby

The house has an entrance lobby which is ideal for hanging your outdoor clothes and storing your shoes.

Kitchen / Diner seats 6

The kitchen-diner has seating for 6 and all the equipment you will need. A gas hob, electric oven, microwave, dishwasher, fridge, freezer, toaster, kettle and Nespresso machine are complemented by enough cutlery, china and glasses for all your party. With views out to Torbay the kitchen is the ideal place to enjoy a relaxing evening meal.

Conservatory with great views

Off the kitchen is the conservatory with wonderful views across Torbay. With seating for 4 it is a fantastic place to relax with a book or just sit and watch the boats in the bay. Binoculars are available for a closer look. Patio doors lead out onto the front terrace.

Large family Lounge

The lounge is upstairs, above the kitchen, so also has excellent views across Torbay. This is a large room with seating for all the family and has a smart TV and DVD player. This is a light room, with a side window and sliding glass doors, which open onto a Juliette balcony.

3 Bedrooms – 1 ensuite

On the ground floor is a large bedroom with a king size bed plus bunk beds (not normally made up unless requested), and a large wardrobe. Patio doors lead out to a quiet courtyard.

On the first floor is the master bedroom with an en-suite shower room, a king size bed, plenty of wardrobe space and a patio door onto steel decking.

Finally, there is a twin bedroom with 3-foot beds and although there is no wardrobe there is plenty of space to hang clothes.

Family Bathroom

As well as the en-suite in the master bedroom, there is a large bathroom on the ground floor with a roll top bath, WC and separate shower. In a cupboard you can also find the washer/dryer.

Linen & towels provided, heat & light etc. included

Good quality towels and linen are provided for 6 guests, 2 double and 2 single beds. Please bring your own beach towels. The house is centrally heated and there is a feature electric fire in the lounge. The cost of gas and electricity is included.

High speed broadband & wifi

The house has high speed broadband, a good wi-fi signal through-out and enjoys good mobile phone signals. In the kitchen is a DAB radio with Bluetooth connectivity for playing your own music.

Outside

A large front terrace with wonderful sea views, a stone table and chairs to seat 6. A charcoal BBQ is stored in the courtyard behind the house. Behind the house and up some steep stairs is a large 2 level decking area where once again you can enjoy great views of Torbay. There is a table and chairs for 6 people for which cushions and an umbrella are stored in our summerhouse.

York Lodge West enjoys both a large garage and a parking space for a second car.

Need to know

York Lodge West is accessed by a very steep drive and steps to the front so is not suitable for anybody with mobility challenges.

Property lets are limited to a maxium 6 people.
